In any home staging effort, a balance needs to be achieved between planning a space that is clean, professional and marketable, but not giving off a vibe that it is too perfect, contrived, and untouchable to the potential home buyer. Some realtors will let you know that while home buyers want to view properties for sale that are clean and presentable, some can also get intimidated or turned off by houses that look too much like model homes or like they jumped out of home design magazines that they can no longer visualize themselves in the space.
Of course, this doesn’t mean that home staging is not important any more! Always remember that staging is done not just to make the home presentable and marketable to likely buyers, but also to give them the opportunity to easily visualize their family in your home. Home staging is necessary for creating a neutral and appealing property to as broad a client market as possible. This is why different techniques for décor and visual appeal are used, but what home sellers should be careful of is doing way too much. There’s the potential of the home looking cold and detached, instead of having a comfortable “lived-in” vibe.
Experiment with shapes, colors, arrangements
Contrast and carefully selected oddities could be all it takes to break the monotony of any space in your home and give it a dash home comfort. For instance, if you have a minimalist or modern design, this can start to feel a bit unnatural or impersonal, but throw in a couple of brightly-colored pillows, an antique table lamp, or a retro-inspired coffee table along with the rest of the fixtures, and the contrast can make the viewer comfortable.
Furniture doesn’t always need to be lined up perfectly. A chair that looks a bit out of place, or a living room arrangement with just the right tinge of contrasting style or color, can transform the tone and feel an interior. In place of the usual stools for your kitchen counter area, try to look for bar stools in different designs and colors for variety.
Borrow from nature
Nothing comes close to the ability of the elements of nature to give warmth and comfort to your home staging plans. In addition to earth colors, incorporating actual wooden furniture selections will make your home staging feel more natural and appealing. Rattan, bamboo, wicker, and other types of wooden furniture items are very popular among today’s home buyers. Greet your home visitors with a fresh bouquet of flowers at the entrance, and strategically placed twigs, branches, seashells, and other nature elements in various areas of the home, and the home will feel more comfortable.
